Old paper is my favorite kind. Most title problems are a missing signature from someone who meant to sign.
Ansel works the title side of the firm: unreleased liens, breaks in the chain, easements that outlived their purpose, and the occasional quiet title action in district court.
Before law school he drew plats for a surveyor, so he reads a legal description the way most people read a street address.
