Questions

Fees, timing and what to send

If yours isn't here, ask it on the contact page or by phone.

Fees

How do you charge?

Contract reviews and closings have one fee, quoted in writing after the first call and before we start. Title cures and lease disputes are billed by the hour, with an estimate first. You won't get a bill for a phone call that turns out to be a quick question.

Do you charge for the first call?

No. The first call is to understand your matter, check for conflicts and give you a quote.

Who pays the title company, and who pays you?

The title company's fees are set in the contract and paid at closing. Our fee is separate and is yours alone, whichever side you're on.

Getting started

What should I send?

Whatever you've signed or been asked to sign: the purchase agreement and any addenda, the title commitment, the lease. A phone photo of each page is fine to start.

How quickly will I hear back?

The same working day for a first reply. Most contract redlines go back within two working days, sooner when an offer is about to expire.

Can you represent both the buyer and the seller?

No. We represent one side of a transaction, so each of you knows whose interests we're looking after.

What we handle

Do you handle commercial property?

Small commercial leases and building sales, yes. Large developments and financing, no; we'll point you to a firm that does.

Do you handle HOA disputes?

We read covenants and HOA documents before you buy, and we advise owners on what the covenants actually require. Ask us about yours.

Ask your own question

Tell us where you are in the deal and we'll reply the same working day.
