For buyers

Buying a house, read clause by clause

From the signed offer to the keys, we check every paper that binds you.

A purchase agreement sets your deadlines, your way out and who pays when something turns up. We read yours before you sign it if we can, and right after if you already have.

Then we review the title commitment, the survey if there is one, the loan disclosures and the settlement statement, and we tell you in writing what each one means for you.

We handle

  • Purchase agreement review and redline

  • Inspection and repair notices

  • Title commitment and survey review

  • Settlement statement check

  • Attending the closing with you

Step by step

From offer to keys

The usual order of a purchase, and where we come in.

  1. 01

    Step 1: Send the offer

Before you sign if you can. We mark it up and explain each change.

  2. 02

    Step 2: Inspection window

We draft or check the notice so your requests stay inside the contract.

  3. 03

    Step 3: Title and survey

We read the commitment's exceptions and tell you which ones matter.

  4. 04

    Step 4: Closing

We compare the settlement statement with the contract, then sit beside you at the table.

Buying questions

I've already signed the purchase agreement. Is it too late?

No. Most contracts still have deadlines running for inspection, financing and title objections. We'll tell you which ones are open and what you can still do inside them.

What is title insurance, and do I need the owner's policy?

The lender's policy protects the bank. The owner's policy protects you if a claim against the property turns up after closing. We'll explain what yours covers and what it excepts.

Can you work with my lender and agent?

Yes. We send our notes to whoever you'd like, and we never contact anyone on your side without asking you first.
