For sellers
Selling, without surprises at the table
The listing, the disclosures, the offer you accept and the deed you sign: we read them all first.
A sale goes wrong in small places: a disclosure left vague, a counteroffer that changed a date, a payoff letter that doesn't match. We read each paper as it arrives and tell you what it commits you to.
If an offer comes in with unusual terms, we write back the changes you'd want before you sign, and we prepare or review the deed so it conveys exactly what you mean to sell.

From listing to payoff
Where a seller's lawyer earns the fee.
- 01
Step 1: Listing
We read the listing agreement for its term, its fee and how you can end it.
- 02
Step 2: Disclosures
We help you say what you know, plainly, so it can't come back at you.
- 03
Step 3: Offers
We compare offers on more than price: contingencies, dates and who pays what.
- 04
Step 4: Deed and payoff
We check the deed, the payoff figures and the settlement statement before you sign.
Selling questions
Do I need a lawyer if I'm using an agent?
Many sellers do fine without one. Call us when an offer has unusual terms, the property has a title question, or you're selling for an estate or a business.
What should I disclose?
What you know about the property's condition. We'll go through the form with you so the answers are accurate and complete, and we won't tell you to leave anything out.
Can you sell for an estate or a trust?
Yes. We check that the person signing has the authority to sell, and that the deed and the title company agree on it.
